WHAT YOU'LL DO:
- Administer accurate quantity take-offs and estimates.
- Monitor competitive bidding, contract negotiation, and value engineering. Re-bid trades if cost increases occur.
- Establish and maintain a trade contractor/supplier performance evaluation system and award program.
- Analyze cost codes by phase for cost-saving measures and techniques.
- Communicate any substantial hard-cost changes to the Director of Purchasing.
- Research and approve invoices and variance purchase orders to meet Accounting department deadlines.
- Stay current on building codes, construction techniques, and trends affecting the home building industry.
- Maintain prices and quantities in Newstar as required.
- Create and maintain Bid Sheets/Unit Pricing.

WHAT YOU BRING:
- Previous purchasing experience in the homebuilding industry, single and multifamily construction is required.
- Bachelor's degree in business administration, supply chain management, or a related field preferred
- Strong knowledge of procurement best practices, inventory management, and contract negotiation
- Proficiency in using MS Excel, and Purchasing software. Newstar and Build Pro experience is a plus
- Excellent analytical and problem-solving skills
- Strong negotiation and communication skills, both written and verbal
- Ability to work well under pressure and meet tight deadlines
- Strong attention to detail and organizational skills
PHYSICAL REQUIREMENTS:
- General sedentary work requiring the use of office equipment such as computers, copiers, printers, scanners and telephones.
- Position requires sitting, standing, walking, bending, stooping, grasping, writing, typing, repetitive motions, hearing ability, visual acuity, and climbing stairs on occasion.
- May occasionally lift and/or move up to 25 pounds.
